If a new home "builder warranty" from a builder is still in force, a home inspection by a professional can let you know whether the builder/contractors did the job correctly and completely. If you are a home owner, a property inspection will inform and assist you in maintaining your home in top condition. Radon testing is available upon request. How long will it take?
Time is allowed depending on the size, age, and condition of the home. A thorough home inspection of 1000-2000 sq. ft. will typically average a minimum of 2 ½ -3 ½ hours.
Who should attend?
I encourage you (or trusted representative) to participate in the inspection process. During this consultation, you will gain visual reinforcement of your inspection report and are free to ask questions at any time during your home inspection. This is your opportunity to get to learn about your home, how it operates, what may be required for home preservation, and to discuss any areas of concern. I will discuss the findings of the report with you to make sure that you understand the information contained in it, and phone consultation is available to answer any questions that you might have in the future.
I will conduct a thorough inspection of your home, inside and out. Here are some of the many items I'll be looking at during your home inspection:
Roof - coverings, flashings, valleys, chimneys, vents, skylights, drip edges, gutters and downspouts, and other visible roof related items.
Attic - insulation, ventilation, trusses, rafters and collar ties, joists, wiring components, and other visible related items.
Interior - floors, walls and ceilings, stairs, handrails and guardrails, cabinets, built-in appliances, windows and doors, smoke detectors, fireplaces, and other visible interior-related components.
Plumbing and Fixtures - water pressure, water distribution system, water heater, hose bibs, sinks and faucets, bath/showers/toilets, waste/drain/vent system, sump and sanitary pumps, and other plumbing system components.
Heating and Cooling Systems - boiler, furnace, filtering, venting, distribution, carbon monoxide testing, gas leak detection available, air conditioner and lines, and other visible related HVAC components.
Electrical Systems - service entry and clearances, service panel, sub panels, switches and outlets, visible wiring and junction boxes, grounding system, and other related electrical components.
Basements, Crawl Spaces, Foundation and Structural Components - insulation, ventilation, posts, columns and beams, vapor barriers, utility attachment, floors and walls, and other structural related items.
Exterior - steps, windows, entryways, siding materials, sashes and lintels, vents, and other visible exterior related components.
Grounds - driveway, walkways, patio, grading, retaining walls.
Decks, Balconies and Porches
Garage – overhead doors, sensors, openers, and other related garage components.
Inspection Report
Our computer generated reports are printed on-site for your immediate review and also available electronically. This report can be shared with other parties as needed: such as agents, sellers, bankers, buyers, etc... The Inspection Report Binder contains the Inspection Agreement, Wisconsin Standards of Practice, The Property Inspection Report, and a Summary Report. The Summary report will detail areas such as safety concerns, components that are in non-functional or marginal condition, components that need further evaluation by qualified personnel, etc…
